Field & Timber, as drawn for this demo, is a peninsula shop. We cross the Ashley and the Cooper for a short list of neighborhoods, and we say no when the drive would make a plaster cure someone else’s problem.

Historic work stays where the old street grid is: South of Broad, Harleston Village, Radcliffeborough, and Cannonborough-Elliotborough. Whole-home cottages are more often Wagener Terrace, Hampton Park Terrace, Byrnes Downs, and parts of James Island. Kitchens happen in all of those places.

Flood and wind are part of the first conversation. A ground floor south of Broad is not detailed the same way as a cottage ridge in Wagener Terrace. We talk about base flood elevation, vents, and what stays out of the lowest habitable floor before we talk about a backsplash.

Drive time from the fictional Bogard Street studio is the practical limit: about 25 minutes for a normal site visit. Sullivan’s Island and Isle of Palms are on the list, with fewer open slots, because a tide and a bridge can eat a morning.

South of Broad

Single houses, side piazzas, and a Board of Architectural Review that will read an elevation. Sample work here is sash, piazza structure, and kitchens that do not pretend the house was built in 2014. See the 22-week restoration sample, demo figure $214,000.

Harleston Village

West of King, around the College, the houses are tight and the gardens are the luxury. Kitchens are the usual ask: a back room opened toward the yard without losing the heart pine in the hall. The 11-week kitchen sample uses a demo figure of $86,400.

Radcliffeborough & Cannonborough

Coming, Spring, and the blocks around Cannon and Elliot. More wood houses, more old additions stacked on the back. We will rebuild a failed dependency porch and leave a sound one alone. Drawing time is shorter than South of Broad unless the facade changes.

Wagener Terrace & Hampton Park

North of the Crosstown: cottages from the late 1930s and 1940s, porches facing the street, rooms that were never meant to hold a modern kitchen and two baths. This is where the seven-month whole-home sample is set, demo figure $468,000. Hampton Park Terrace is the same kind of job, one neighborhood south.

West Ashley

Byrnes Downs and The Crescent, not the newer subdivisions further out Savannah Highway. Brick and frame houses with original porches. Whole-home and kitchen scopes, usually without a BAR set. Travel from the peninsula is ordinary; we book those visits on the same days so the crew is not crossing the Ashley twice.

James Island

Riverland Terrace and a few streets off Folly Road with older houses. Wind is a factor on roof and porch details. We do not chase new construction inland of the island.

Mount Pleasant & Daniel Island

The Old Village is the Mount Pleasant work we would take: smaller lots, older houses, kitchens and baths. Daniel Island is limited to alterations of existing houses, by appointment, and not the volume a production remodeler wants. Both are across the Cooper, so the calendar holds one bridge day, not five.

Sullivan’s Island & Isle of Palms

Raised houses, salt, and schedules that slip when the bridge is the only road. We will replace decks, kitchens, and baths. We will not pretend a beach house should be detailed like a Tradd Street single house. Fewer slots, and a longer lead time in this demo — call it an extra two weeks on whatever the peninsula version would have been.
